Park Place Rendering from Group 4 Design, Inc.
This was a challenging project to meet the needs of the seller, the buyer, the neighborhood groups, and the city government. For a detailed explanation see our blog post about Park Place.
Here is a rendering of the original Mitchell Avenue design presented to the community. In the end, the neighboring residents preferred a 2 story parking garage along this side rather than apartments with an embedded 3 story parking garage. The developer obliged the residents’ wishes, and the redesign allowed the development to meet the existing height restrictions by implementing height averaging, a strategy used elsewhere in Jacksonville.
